DISCUSSION AND POSSIBLE ACTION REGARDING CURRENT AND FUTURE PROJECTS WITHIN THE BOUNDARIES OF THE DOWNTOWN TAX IN CURRENT REINVESTMENT ZONE.

AT THIS TIME, WE DON'T HAVE ANYTHING NEW TO REPORT.

UM, THE LAST PROJECTS THAT WE SPOKE ABOUT, OF COURSE, WAS THE, UM, MOTIVA, UM, DEVELOPMENT.

THEY ARE STILL MOVING FORWARD, UM, WITH THE RENOVATIONS TO THE, UM, ADAMS BUILDING, ALSO KNOWN AS THE WORLD TRADE BUILDING.

UM, IN THE FEDERAL BUILDING.

UM, DURING, UM, SOMETIME BACK, UM, COUNCIL DID VOTE TO, UM, ABANDONED PORTIONS OF STREET RIGHTS OF AWAY THAT WILL BE PART OF THEIR DEVELOPMENT.

UM, AND SO AGAIN, WE ARE STILL ON TRACK AND MOVING FORWARD WITH THAT.

WELL, I, I STARTED OFF, UH, DO WE HAVE ANY IDEA WHEN THEY CAN, UH, I KIND OF UNDERSTAND THAT THEY WERE WAITING ON, UM, SOME HISTORICAL TRACK TAX CREDITS OR SOMETHING LIKE THAT AND THEY'VE GOTTEN THOSE BACK.

THEY'RE DOING SOME CLEANUPS OVER THERE.

SO DO WE HAVE AN, AN ACTUAL TIMEFRAME WHEN THEY'RE GOING TO START ACTUALLY SEEING A BIGGER CHANGE IN WHAT WE'VE SEEN IN THE LAST COUPLE OF MONTHS? UM, YES SIR.

UM, WE HAVE HAD, UM, SEVERAL MEETINGS WITH REPRESENTATIVES WITH MOTIVA REGARDING THE DEVELOPMENT.

UM, AS YOU STATED, UM, IT WAS A PROCESS IN TRYING TO WORK THROUGH THE, UM, HISTORICAL TAX CREDITS.

UM, THEY WERE ACTUALLY DOING SOME, UM, STRUCTURAL INTEGRITY, INTEGRITY STUDIES, UM, AND SUCH ON THE BUILDING TO ENSURE THAT IT WAS STABLE TO SEE IF THERE WAS ANY AREAS, UM, THAT NEEDED TO BE REINFORCED, UM, FOR DEVELOPMENT.

UM, I BELIEVE THEY HAVE GOTTEN BACK THOSE REPORTS AND NOW THEY ARE MOVING FORWARD WITH CONSTRUCTION, WHICH IS THE NEXT PHASE.

UM, THAT OF COURSE INCLUDES, UM, INFRASTRUCTURE ABOVE GROUND AND, UH, UM, EVEN UNDERGROUND, UM, INFRASTRUCTURE.

THEY HAVE APPLIED FOR THEIR WATER AND SEWER TAPS.

UM, THOSE TAPS HAVE BEEN ISSUED.

UM, THEY'RE MOVING FORWARD WITH DOING THEIR, UM, TO TEST, UM, THE SYSTEM FOR, UH, FIRE MM-HMM, , UM, TO MAKE SURE THAT'S ALL IN PLACE.

UM, THAT'S CORRECT, FIRE SUPPRESSION.

UM, AND THEY HAVE, UM, SUBMITTED THEIR, UM, APPLICATION TO OUR BUILDING DEPARTMENT TO START ISSUING BUILDING PERMITS.

BUT YES, WE HAVE HAD EXTENSIVE MEETINGS WITH CITY ENGINEERS IN MOTIVA ALONG WITH THE, UH, BUILDING'S INTEGRITY, STRUCTURAL INTEGRITY, UM, WITH THE BUILDING STRUCTURAL INTEGRITY, THAT'S MORE OR LESS, UM, WITH MOTIVA OF, AND OF COURSE THEIR ENGINEERING STAFF.

RIGHT.

UM, IN, UM, REVIEWING THOSE REPORTS AND MAKING THE RECOMMENDATIONS ON HOW WE MOVE FORWARD.

UM, OUR BUILDING INSPECTORS, UM, ONCE WE RECEIVED, UM, ONCE WE RECEIVED THE BUILDING PLANS, THEY DO UNDERGO, UH, A, UM, REVIEW BY OUR ENGINEERING STAFF, UM, TO LOOK AT ALL OF THE CIVILS, UM, TO MAKE SURE IT MEETS AND IT MEETS OR EXCEEDS THE SPECIFICATIONS THAT ARE ESTABLISHED BY THE CITY.

UM, FIRST OFF, WE WORK EXTREMELY CLOSELY WITH THE CITY RIGHT NOW WITH THE CITY MANAGER AND THE CITY DEPARTMENTS, UH, TO MAKE SURE THAT WE MEET ALL OF THE CODE REQUIREMENTS ASSOCIATED WITH THE CITY, THE STATE, OUR BIGGEST HOLDUP IS REALLY AROUND GETTING THE TAX CREDIT REQ REQUIREMENTS ASSOCIATED BECAUSE THAT'S A GIVEN GO, GIVEN BACK AND FORTH PROCESS BETWEEN THE STATE AND THE FEDERAL GOVERNMENT.

EVERY TIME WE SUBMIT NEW PLANS, THEY REVIEW AND GET 'EM BACK TO US.

THEY ARE WELL AWARE, THE CITY IS WELL AWARE OF WHERE WE ARE IN THAT PROCESS.

THE CURRENT PROCESS THAT WE ARE WORKING ON NOW IS THE, UH, UTILIZATION OF WATER AND THE SEWER PROCESS TO SUPPORT THAT BUILDING.

SO WE ARE MEETING WITH THEM.

I THINK WE NOW HAVE A MEETING ON THE SCHEDULE FOR WEEK AFTER NEXT THAT WE'LL BE GOING THROUGH THAT, UH, TO DO, UH, REPORT OUTS ON THE FIRE SUPPRESSION SYSTEM, THE SEWAGE SYSTEM, DRAINAGE SYSTEM, EVERYTHING ELSE THAT'S GONNA BE REQUIRED TO SUPPORT THE INFRASTRUCTURE AS REQUIRED BY THE CITY.

SO EVERYTHING IS MOVING ALONG IN ACCORDANCE AS WE GET INTO THE CONSTRUCTION PHASE AND WE START WORKING WITH THE CITY CLOSER, WE WILL START DOING TO MAKE SURE THAT IT'S UP TO CODE.

RIGHT NOW WE WORK WITH THE CITY MANAGERS AND THE, OR THE CITY DEPARTMENTS TO MAKE SURE THAT IT IS MEETING CONSTRUCTION REQUIREMENTS AS WE PROCEED FORWARD.

AND I'LL USE THE EXAMPLE OF MAKING SURE THAT THERE IS, UH, ASBESTOS HAS BEEN ABATED, LEAD, PAINT, ANYTHING LIKE THAT.

AND NOW HE HAS PRESENTED US WITH A BILL SAYING HE'S BEEN HOSTING ON MY BEHALF.
